SDT and Tapkey participate as IoT integrated design company for Dazayo's abandoned house renovation project
SDT Inc. (CEO, Jiwon Yune) announced on the 25th that it had joined Dazayo's abandoned house renovation project as an IoT integrated design partner.
The functions designed and implemented by SDT, a Hardware-as-a-Service (HaaS) platform company that provides all technologies for IoT in one hardware package, are ▲digital door locks ▲smart CCTV ▲smart utilities ▲web/mobile applications.
Dazayo is a company that refurbishes abandoned houses in rural areas, uses them as accommodations, and returns them to the owners ten years after. At the beginning of the project, it attracted attention as a 'Korean Airbnb' that will activate the local economy by utilizing more than 61,000 vacant homes neglected across the country.
The abandoned house renovation project, which was evaluated as an innovative model, was halted in contradiction to the current law that actual residents in rural areas can only use their own homes to do lodging business. There was also an intense backlash from the existing guest house industry which is wary of deteriorating business conditions and residents who are worried about damage to the residential environment.
However, the regulatory sandbox, a system that exempts or suspends existing regulations for a certain period of time, was passed, allowing Dazayo to resume their business. Besides, for the existing industry and residents, Dazayo decided to support win-win by raising a portion of its sales as a village fund.
Legal regulations have been lifted, but another problem remains. Since it is an unmanned accommodation where the owner or manager does not reside, it is difficult to maintain and manage, and security risks may occur. Dazayo chose IoT as a solution to this problem.
Access to the accommodation is managed through the digital door lock of Tapkey, a leading platform provider for mobile access control based in Austria. Digital door locks without IoT security certification are vulnerable to hacking. However, the Tapkey platform internalizes security from the design stage and is recurringly audited by renowned security experts.
Door locks do not have separate keyholes, keypads, or touchpads. When you install a Dazayo app equipped with smartphone-based access software on your phone, which is the core technology of Tapkey, the door lock is opened and closed using NFC or Bluetooth. The reservation system designed by SDT and Dazayo app are linked to allow the door lock to be opened and closed only during the stay, and even a facility manager cannot open the door during the period of the customer's visit.
SDT plans to further strengthen security by installing smart CCTV along with digital door locks. On-device AI-based smart CCTV can automatically analyze images by edge devices installed on-site and automatically notify them when dangerous situations such as disasters, crimes, and fires occur.
The electricity, gas, and water meters in the facility will be replaced with advanced metering infrastructure (AMI) to detect energy consumption and leakage in real-time. The current electricity cost in Jeju having no coal power generation is 211 won, which is more than twice as expensive as the national average of 95 won. Jeju's water supply infrastructure is old, and the water leak rate is the highest in the country. Dazayo attempts to save energy by automatically metering long-term lodging customers' energy consumption and providing incentives in the form of reserves if the amount is lower than the average amount used during the period. It is the core strategy of multilateralism to coexist with the region.
Tapkey's Co-CEO Gregor Zehetner said, "Working with SDT and Dazayo has once again proven how easily Tapkey can be integrated into a third-party rental solution. Hence, visitors can unlock doors directly with their smartphone without leaving the Dazayo app. A perfect example of a seamless user experience."

Meanwhile, Dazayo announced that it plans to expand its business beyond Jeju to other regions, starting accommodation for 30 vacant houses this year and adding 20 more next year.
